Position Summary:

Under the supervision of the Facility Operations Manager or designee, the Maintenance Technician performs a variety of routine and semi-skilled tasks involving general maintenance of County facilities, equipment, and grounds.  The Maintenance Helper will perform routine, repetitive maintenance, installation and repair tasks in one or a combination of the mechanical, building, and grounds keeping trades.  More difficult or skilled work may be performed under the direct supervision of a Facilities Operations Manager or designee.  Specific duties performed may vary by assignment.

Franklin County participates in the Kansas Public Employees Retirement System (KPERS & KP&F).

Additional Information:

High School Diploma or GED required.  2-3 years related experience in building maintenance and repair work, with proficiency in at least two of the building trades (carpentry, electrical, plumbing, HVAC, building maintenance, etc.) and/or training is required.  A valid driver’s license is required.

Be reliable, dependable with excellent attendance, and have schedule flexibility to respond to callbacks; work overtime as required to meet business needs.  Maintains the flow/quality of work and makes day-to-day adjustments in work schedules in accordance with overall priorities.

Responds to building alarms and incidents; assists during emergency situations, e.g., leaks and floods, snow and ice removal, etc.; and assists custodial staff to resolve issues.

Performs general building maintenance and repairs, including re-lamping, plumbing, lock-smithing, and painting equipment, mechanical, related spaces and other minor spot and touch-ups as needed.

Assembles, installs, or repairs basic wiring, electrical or electronic components, basic pipe systems, plumbing, machinery, or equipment.

Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.

Ability to establish and to maintain effective working relationships with all employees, officials, and the public and to communicate effectively verbally or in writing is required.

JOB SUMMARY:

ESSENTIAL FUNCTIONS:

  • Maintains the flow/quality of work and makes day-to-day adjustments in work schedules in accordance with overall priorities;
  • Responds to building alarms and incidents; assists during emergency situations, e.g., leaks and floods, snow and ice removal, etc.; and assists custodial staff to resolve issues;
  • Performs general building maintenance and repairs, including re-lamping, plumbing, lock-smithing, and painting equipment, mechanical, related spaces and other minor spot and touch-ups as needed;
  • Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices;
  • Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate;
  • Inspects, operates, or tests machinery or equipment to diagnose machine malfunctions;
  • Assembles, installs, or repairs basic wiring, electrical or electronic components, basic pipe systems, plumbing, machinery, or equipment;
  • Inspects drives, motors, and belts, checks fluid levels, replaces filters, or performs other maintenance actions, follows checklists;
  • Cleans or lubricates shafts, bearings, gears, or other parts of machinery;
  • Repairs or replaces defective equipment parts, using hand tools and power tools, and reassembles equipment;
  • Records type and cost of maintenance or repair work;
  • Cleans or prepares sites to eliminate possible hazards when performing duties;
  • Operates vehicles and powered equipment, such as mowers, tractors, twin-axle vehicles, chain saws, electric clippers, sod cutters and pruning saws;
  • Prunes or trims trees, shrubs, or hedges, using shears, pruners, or chain saws;
  • Mixes, sprays, or spreads fertilizers, herbicides, or insecticides onto grass, shrubs, or trees using hand or automatic sprayers, or spreaders;
  • Provides proper upkeep of sidewalks, driveways, parking lots, fountains, planters, or other features including removal; treats facilities with salt or ice melt.

 

SECONDARY FUNCTIONS:

  • Performs other related duties as required.
  • Performs custodian duties as needed in all County buildings.

 

MINIMUM QUALIFICATIONS:

KNOWLEDGE OF:

  • Processing service requests and/or preventive maintenance requests with a computerized maintenance management system;
  • Personal computer and mobile communication devices operation including Internet browsers;
  • Basic cleaning materials, techniques, equipment, machines, and tools;
  • Best order of cleaning tasks for optimum results and timely completion;
  • Hand and small power tools, familiarity with machinery and fundamentals of electricity, plumbing, and mechanical;
  • Light trouble shooting abilities for a variety of different types of machinery and equipment like HVAC, electricity, plumbing, mechanical, and occasionally janitorial or lawn maintenance;
  • Plumbing, carpentry, electrical, mechanical, and lawn maintenance.

  • High School Diploma or GED;
  • or two to three years related experience in building maintenance and repair work, with proficiency in at least two of the building trades (carpentry, electrical, plumbing, HVAC, building maintenance, etc.) and/or training;
  • or equivalent combination of education and experience.

 

PREFERRED EDUCATION/OR EXPERIENCE:

  • Associate's degree or equivalent from two-year college or technical school;
  • or four to five years related experience building maintenance and repair work, with proficiency in at least two of the building trades (carpentry, electrical, plumbing, HVAC, building maintenance, etc.) and/or training;
  • or equivalent combination of education and experience.
