Position Summary: Under the supervision of the Buildings and Grounds Director or Maintenance Technician III, the Maintenance Technician II performs semi-skilled and unskilled maintenance work in the care of county owned buildings, and associated grounds. Work involved general upkeep on the building interiors and exteriors, lighting, plumbing, and electrical systems as well as general cleaning and grounds maintenance.

Examples of Work (Essential Functions):

• Aids with inventory control of parts and supplies;

• Assists with or performs electrical, plumbing, mechanical maintenance or repair on sinks, toilets, water fountains, door locks, sliding doors;

• Cleans, vacuums carpets and mats;

• Sanitizes, deodorizes, cleans restrooms, baseboards, fixtures, sinks, water fountains, furniture;

• Cleans, mops, strips, and waxes floors;

• Maintains paper towels, toilet paper, soap dispensers, and other supplies found in the restrooms;

• Maintains records of work performed on the grounds of all county facilities;

• Mows and trims lawns and the snow and ice removal at all county facilities;

• Performs light maintenance and service work in connection with the operations of related equipment;

• Performs semi-skilled and unskilled labor;

• Performs painting;

• Plants and maintains upkeep of the grounds;

• Escorts outside vendors, county employees through detention center;

• Performs daily, weekly inspection of equipment; cleaning, replacement and repair;

• Assists other workers with repairs;

• Stocks and oversees maintenance and janitorial supplies in various county facilities;

• Performs other duties as deemed necessary or as required.

Certificate, License: Valid driver's license.

Required Education and/or Experience: One year related experience, High School Diploma or G.E.D.; or equivalent combination of education and experience. Employee is expected to have acquired the necessary information and skills to perform the job reasonably well after six months in the position. Maintenance/lawn care experience, plumbing experience.

Preferred Education and/or Experience: Two years related experience, High School Diploma or G.E.D.; or Associate’s degree; or equivalent combination of education and experience.

Abilities, Knowledge, Skills:

• Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form;

• Ability to apply concepts of basic algebra and geometry;

• Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume;

• Ability to deal with problems involving several concrete variables in standardized situations;

• Ability to express ideas by means of verbal and written communications, conveying and receiving detailed or important instructions to and from the general public;

• Ability to operate a motor vehicle and cleaning equipment;

• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals;

• Ability to reliably and predictably carry out duties;

• Ability to speak effectively before groups of customers or employees of an organization;

• Ability to use power and hand tools, floor polishing equipment, lawn mower and other related lawn related equipment;

• Ability to write routine reports and correspondence;

• Knowledge in the care and handling of chemicals;

• Knowledge of basic carpentry, electricity, plumbing, and equipment maintenance;

• Knowledge of general cleaning.

Problem Solving: Limited problem solving exists in the daily performance of duties.

Decision Making: Limited decision-making exists in the daily performance of duties.

Accountability: Employee is not responsible for budgetary control of the department and does not participate in the annual department budget process.

Supervision: Little or no direct supervision is provided and job related decisions are occasionally reviewed by the Buildings and Grounds Director.

Personal Relationships: Continual contact with other county departments and the general public.

While performing the duties of this position, the employee is exposed more than two thirds of the time to conditions such moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals and outside weather conditions. The employee may also be exposed to high, precarious places, and vibration. The employee may also be exposed to risk of electrical shock. The noise level in the work environment is usually loud.

While performing the duties of this position, the employee is regularly required to stand and walk, use hands to finger, grasp, handle, or feel; reach with hands and arms and talk or hear. The employee is occasionally required to sit; run; climb or balance and stoop, squat, bend, twist, kneel, crouch, or crawl. Lifting, moving, pushing or pulling up to 25 pounds does generally occur. Specific vision abilities required by this job include close vision, color vision, depth perception, distance vision and ability to adjust focus. Working with both hand and power tools are factors in this position.
